Energy Performance Certificates (EPC’s) are required for landlord properties and also certain buildings that are under Building Regulation control.

If an EPC has been carried out for an existing property that is for sale or rent, then on the EPC it will say RD SAP on the certificate (This means Reduced Data SAP).

If an EPC has been been produced for a domestic property under Building Regulations, then on the EPC it will say NEW DWELLING on the certificate. This is applicable to New Build and Conversion schemes.

If an EPC is produced for schemes under Building Regulations  says RD SAP on it, then this is invalid and should not be used for that purpose. Building Control will not accept them. Solicitors and Estate Agents should not be accepting them. House sales etc. can be affected by this.

If an Energy Assessor is not qualified to produce Energy Performance Certificates that come under Building Regulation control, then they should not do so and can be suspended for doing this. A lot more information is required to produce EPC’s that come under Building Control and provide more accurate information on the property.
