DER-TER – New Dwellings

DER-TER – New Dwellings DER TER calculations are required for all new dwellings under the current Building Regulations.

The calculations are undertaken using the SAP 2009 methodology and Approved Document L1A is the guidance document.

SAP calculations need to be carried out by a qualified “On Construction” Domestic Energy Assessor who has been qualified through a government approved accredited scheme.

DER-TER – New Dwellings.

DER TER calculations are required for all new dwellings under the current Building Regulations.

The calculations are undertaken using the SAP 2009 and SAP 2012 methodology.

SAP calculations need to be carried out by a qualified “On Construction” Domestic Energy Assessor who has been qualified through a government approved accredited scheme.

DER TER Calculation information for the new dwellings are measured from plans and most Building Control Bodies will not allow commencement of work until a SAP Calculation or DER/TER calculation has been submitted.

DER TER/ SAP Calculations also takes into account the heating system to be installed including any secondary heating such as gas fires and wood burning stoves.

Also, taken into account are the u-values of the walls, floor and roof which is calculated from the material’s used.

The u-values of the windows and doors need to be justified. Most manufacturer’s can give you this information and, it generally needs to be the u-value as a whole unit.

It is very important to decide which Accredited Construction Details are to be used. If none are to be used we need to input the default figure of 0.15 (see our Accredited Construction Details page).

Due to legislation changes both in Planning and Building Regulations, the need for renewable energy is increasing and is becoming more and more a part of the DER TER calculation process, in particular is where the Code For Sustainable Homes is required.

On completion of the dwelling, the assessor needs to carry out an “As Built” calculation and, a Building Control Checklist needs to be submitted to Building Control.

This may mean that an Air Leakage Pressure Test is required to be carried out which is determined by the calculation.

On completion of the Prssure Test and As Built Calculations, an Energy Performance Certificate is required to be produced.

If any changes are carried out to thermal elements, primary and secondary heating systems, door and window specification etc. then the energy assessor should be notified in order carry out amended DER TER calculations.

This is important as any latest changes may result in the dwelling failing the DER TER calculations.
